Tea-estate bungalow stays with the working factory as the attraction, not the view alone

The mechanism, from the book

If Sri Lanka earned what the Maldives earns per visitor, the visitors it already has would bring in $2.4 billion a year more.

The first step

Approach the manager of a working tea estate that has an empty bungalow and ask whether guests could watch the factory at work, from plucking to packing, and then sleep on the estate. Offer to sell and host the first five bookings yourself on commission, so the estate risks nothing. The manager's yes and one paid booking together prove it.

Who pays first
Visitors to the hill country who already tour a factory for an hour and would pay to see the whole working day, then stay.
What leaves today
Tea leaves the island in bulk and visitors leave the hills after a quick factory stop; the estate night earns from both.

Ask first

  • Sri Lanka Tea Board. Ask whether visitors inside a working tea factory need any approval and what hygiene rules apply.
  • Sri Lanka Tourism Development Authority. Ask how an estate bungalow registers to take paying guests.

Check before you spend

That the estate owner agrees to guests in the factory, what safety rules apply near machines, and what insurance covers visitors on the factory floor.

Find out these three numbers

  1. What would guests pay extra for a night with a factory tour?
  2. Which hours of the factory's day are safe for visitors to watch?
  3. How many tour operators sell tea-country stays you could approach?
